• Three level residence located on a slight incline down to the ocean, requiring a buildup for a stair stepped yard facing the pacific with a lap pool and sitting area at the main level.
• The floor plan is curved like a semi-circle facing the pacific and 70% of the exterior is curved doubles tinted glass with 30% wall. A partial balcony wraps around facing the ocean.
• The mechanical system consists of a 30 ton chilled water central cooling system. Along with high efficiency heaters and space heating hot water to the fan coil units for each zone.
• Concrete floor heating system with embedded integral polyethylene warm water piping in the upper level of the concrete flooring system, in addition to hot water heating in all the chilled water fan coil unit spread thru-ought the residences 10 zones of temperature control of both the heating and air conditioning and floor temperature.

• Lot #5 (one of three by Mr. Sullivan) What made this home particularly interesting was the basement was 75% of the home's footprint. The design called for a car lift to the basement. Special consideration for heating and cooling (outside air requirements, CO2 concerns)
• 4 to 7 AC temp controlled zones for flexibility. The basements are unusual in the valley that have two of these have underground enclosed garages for up to 6 specialty, antiques or high end automobiles, with a two car garage above on the main level.
• The HVAC systems are hi-eff gas furnaces with split package SEER's of 15. Most all have 4 to 7 AC temp controlled zones for flexibility.
• 4 bedroom with a large great room with clear stories on all of them. It as a supersize master bedroom and formal dining. and two car garage in addition to the basement garage. Included is an adjacent 1800 SF Villa.
